THE BRR TEST – SIMPLE CHECKLIST

The Rule

Your total spend (purchase price + refurb cost) should be less than 75% of what it’s worth when finished.

Step 1: Find the End Value

•Look at similar properties that are already done up (use Rightmove or Zoopla).

•Example: Similar homes sell for £200,000 when finished.

Step 2: Add Up Your Total Spend

•Purchase price (what you paid).

•Refurb cost (what you spent doing it up).

•Example: £130,000 purchase + £20,000 refurb = £150,000 total.

Step 3: Check the 75% Rule

•75% of £200,000 = £150,000.

•If your total spend is less than 75% of end value → Great deal (you can likely refinance and pull your money back).

•If it’s more than 75% → Too tight (you’ll leave cash in the deal).

Why 75%?

•Most banks will lend 75% of a property’s value.

•Staying under this means you can refinance and often get your money back.

•Over this, you’ll leave some money in the deal.

Quick Example

•Purchase: £100,000

•Refurb: £30,000

•End Value: £180,000

•75% of £180,000 = £135,000

•Total spend = £130,000 → Pass (most of your cash comes back when you refinance).
